How It Works

Upon signing your Exclusive Right to List Agreement you will agree to a buyer's agent commission of 2.5%. (Some seller's offer 3.0% which would total a 5.0% commission). Brevard County Realty receives a 2.0% commission. We always give the buyer's agent more!

You may sign up for a 3 or 6 month listing. At anytime if you are not satisfied with our services you may cancel at no charge.

What We Do

Competitive Market Analysis

Brevard County Realty will prepare a Competitive Market Analysis (CMA) that will show what buyer's are willing to pay in the current market. This will give you a solid foundation for a realistic price of your property.

Buyer's compare properties, and engage in comparison shopping. Buyers will not pay more for a property than they could pay for another similar one. Only realistic prices attract buyer's attention. The price at which your house is marketed must attract enough attention among buyers to generate showings and reasonable offers.

Setting The Stage

Preparing your home to sell and ensuring that it shows well to prospective buyers will attract higher offers and a potentially faster sale. We will offer useful tips and recommendations, as well as helpful advice for 'staging' your home, if desired. The sale of your home will depend primarily on curb appeal, overall condition, and showing availability.

Along with the internet, print advertising is another essential piece of the puzzle. At Brevard County Realty we market our properties in the nationwide Homes and Land Magazine with distribution stands along the Florida East Coast. Your property will also be featured in the Today in Real Estate Book a bi-monthly publication presented by Florida Today which also has a wide circulation base.

Pre-Qualifying Buyer's

We will seek financial qualifying information on all buyers submitting purchase offers on your property. Our goal is to prequalify or pre-approve every buyer who is looking to buy a home.

Purchase Offers

We will go over the Purchase Contract in detail with you, regarding the careful selection and completion of all disclosures, home warranties, appraisals, inspections, etc., and will outline all of the fine details.

Appraisal and Inspections

Once an offer has been agreed upon between the buyer and seller, there are inspections, appraisals, disclosures, and many other items required before closing can occur. We will guide you through this process, to include follow through and coordination of lender details. We want your transaction to be as smooth and hassle-free as possible so that you may remember it as an enjoyable experience!

Settlement and Closing

Once the inspections, appraisal, and lender requirements are met, the time comes to close on your home. The lender prepares the documents to sign. Signing the documents will enable the loan to take place, and for title to transfer to the Buyer in the form of a deed. We will be there for you through the entire transaction.
